Philosophy

BREEF's management philosophy for the portfolio is to ensure maximum tenant retention. This is achieved by ensuring the satisfaction and business needs of the tenants continue to be met by the properties.

This includes:

  • the quality of the environment which is leased (air conditioning, general maintenance etc);
  • the amount of down time caused to the tenant by accommodation issues (minimising call outs etc); and
  • presentation ("the front door of the building is the front door to the tenant's business").

This philosophy of "proactive" tenant and building management has been promoted to the managing agents and explicitly included in their management agreements with BREEF.

This management philosophy will continue to drive all capital expenditure and programmed maintenance to limit downtime and enhance building operation efficiencies and presentation.
